Building Better Disability Housing in Spearwood

Construction has officially started on our newest Supported Independent Living (SIL) development

Bringing eight new purpose-built homes to Spearwood and helping address the growing demand for quality disability housing in Perth’s South.

Located on Rockingham Road, the development will feature two thoughtfully designed homes, each accommodating four residents. Scheduled for completion in 2027, it's another step forward in our commitment to creating homes that give people with disability more choice about where and how they live.

For GR8 Managing Director, Perry Kleppe, the project is about raising expectations of what disability housing can and should be.

"Our experience across Perth's southern corridor is that demand for quality supported accommodation continues to exceed supply," Perry says.

"We're seeing strong interest from people looking for homes that provide both the support they need and the independence they want, particularly in established communities close to services, transport and social opportunities."

"In Cockburn alone, dozens of people who have been assessed as needing specialist disability accommodation are still not living in homes designed to meet those needs. That demonstrates the scale of the challenge facing many people and families searching for suitable housing."

For many people, supported accommodation has traditionally meant living in a home that was originally built for something else and later adapted to meet support needs. While those homes continue to play an important role, purpose-built housing allows every detail to be designed with accessibility, independence and everyday living in mind.

"The conversation around disability housing has changed significantly over the past decade," Perry says.

"People want more than a roof over their head. They want a home that supports independence, privacy and genuine participation in community life."

That's exactly what we've aimed to create in Spearwood.

Each home will include specialist accessibility features, assistive technology, smart home functionality and overnight support arrangements.

Every resident will also have their own private ensuite bathroom – a feature that's still uncommon in many shared disability housing settings but one we believe makes a real difference to privacy, dignity and everyday comfort.

Bringing homes like these to life takes the right team, which is why we're working with Aura Homes WA on the build. Having delivered more than 30 specialist disability homes across Western Australia, they understand what's required to create homes that genuinely support accessibility, independence and quality of life.

"Every detail needs to be carefully considered to support accessibility, independence and quality of life for future residents," says Aura Homes WA General Manager Luke Robinson.

"Having delivered more than 30 specialist disability homes in Western Australia, we've seen firsthand the difference purpose-built homes can make for people and their families."

The location was chosen just as carefully as the homes themselves. Close to shops, health services, public transport and community amenities, future residents will have easy access to the places and opportunities that support independent living and meaningful community connection.

Developers Paul and Maggie Hamilton share our vision for creating more inclusive communities.

"Housing is a key part of social participation and community connection," says Paul Hamilton.

"Projects like this help ensure people with disability can live in neighbourhoods where they have access to the same opportunities and lifestyle choices as everyone else."

Construction is expected to be completed in mid-2027, and we're looking forward to seeing this development come to life over the coming months.
