How GR8 Turned Hesitation into Leasing Success

When Rak and her husband Kilu first considered investing in disability housing, they were not entirely convinced it was the right path.

“We are a middle-class family, not millionaires, so this was a huge milestone for us,” Rak said.


At the time, the opportunity made sense, but the process felt unfamiliar. There were questions around how it all worked, whether demand would be there and what support they would have along the way.


“I was only 20 per cent convinced,” she said. 


“It was a big decision for us, and we needed to feel confident before moving forward.”


From their first introduction in 2024, GR8 worked alongside Rak and Kilu to guide each step, from early conversations through to construction and delivery. What stood out most was the consistency of support during moments that could have easily felt uncertain.


“Their team was with us when things were challenging, whether it was finance or the property itself,” said Rak.


For GR8 Managing Director Perry Kleppe, this is where many investors either move forward or walk away.


“People are not just buying a property, they are trusting that it will be delivered properly and perform,” he said.


In March this year, Rak and Lilu’s SIL home in Dalyellup, a suburb in Bunbury, reached completion. By that stage, the property had already been matched with a provider. Once construction finished, the transition was immediate. The keys were handed over, and the home was leased from day one.


“I remember feeling a bit shaken when the house was leased because I did not fully understand the process at first,” said Rak. 


“But it was handled so professionally, and everything was explained clearly, which really put me at ease.


“We are now the owners and landlords, and the whole process just sailed smoothly,” she said.


For Perry, outcomes like this are not about luck, they are the result of doing the fundamentals well.


“If a home sits empty, the system has broken somewhere,” he said. 


“Our job is to make sure that does not happen. When we get it right, the home is ready, the provider is ready, and the investor is earning from day one.”
